PAYMENTS:

Payments can be made with:
Visa, MasterCard, American Express, or Discover



RESERVATIONS AND DEPOSITS:

All reservations require a twenty percent (20%) payment to hold chosen dates. Sixty (60) days prior to arrival the remaining balance is due in full unless otherwise authorized in writing. If a reservations is made within 60 days of arrival, the entire balance will be due upon reservation confirmation.



CANCELLATION POLICIES - PLEASE READ CAREFULLY:

All cancellations must be received in writing and are subject to the following penalty percentages of the total rental fee:

Twenty percent (20%), which is the required initial deposit,  if cancellation is made up to 61 days prior to arrival.
One hundred percent (100%) if cancellation is made within 60 days of arrival.

Example 1: John has paid his trip in full and ends up needing to cance 30 days prior to arrival. John will receive no refund and forfiet the full amount of his reservation. 

Example 2:  Jane has paid her 20% deposit and has to cancel 2 weeks before her final payment is due. Jane will end up forfeiting the 20% deposit, but will not be charged the remaining balance.

Prestige Vacation Rentals regrets that they are unable to waive any of the cancellation charges above, whatever the circumstances. Please consider trip insurance against unforeseen cancellations of your Florida vacation. However, in some circumstances, we may be able to move the reservation to a future date and apply your payments to that reservation. The new dates would be subject to the posted rates for that time period. 

RESERVATION PRICES DO NOT INCLUDE:

Expenses and items not mentioned, including, but not limited to: transportation, tips for personal services, meals, insurance, telephone calls and other items of a personal nature.

CHANGE TO BOOKINGS:

If you wish to make a change to your reservation, there will be an additional processing fee of
$25.00 per change.


SECURITY DEPOSIT:

We prefer that all guests purchase the Vacation Rental Damage Protection via CSA Damage Protection which is offered during your booking and it is set as the default. However, If you wish to make a security deposit instead, we can accommodate that as well. The deposit guidelines are listed below.

Prestige Vacation Rentals with hold a damage deposit against your credit card. This will be charged with your final payment. The amount ranges from $200 - $500 depending on the size of your rental. The specific amount for your rental will be noted in your reservation confirmation. So long as there are no damages to the unit, this amount will be refunded within 48 hours of departure. Please keep in mind that it may take 7 - 10 business days for the credit to be reflected on your account based on your bank’s / credit card company’s processing times.

If any amount needs to be withheld due to damages, you will be notified via email and phone 
call and be provided photos of said damage.

Below are some instances that may require a hold against a deposit:

 
  • Excessive trash or rubbish left in the home
  • Linens are found to be missing or heavily  soiled / damaged that regular washing will not rectify.
  • Any equipment rental such as BBQ Grills, Strollers, Cribs are found to be missing, damaged or mistreated. Please remember to treat rental items as if they were your own. 
  • Unapproved early check in or late check out. Please be mindful of the fact that in many instances, another guest will be arriving the day you depart. Unapproved late checkouts cause a delay in cleaning and subsequently, the incoming guest may experience a delay in entering the home because of that. Nobody wants to start their vacation off that way. 
  • The renter is evicted by the property manager, local law enforcement, or a representative of the community.
  • Pets, smoking or parties have been in place at the vacation home.
  • Nothing other than toilet tissue is to be flushed in the commode and any professional assistance necessary will result in an additional fee.


MAXIMUM OCCUPANCY:

Each property has a legal maximum of persons allowed as determined by a local official. If you are unsure of the maximum guests allowed in a particular property, please do not hesitate to ask your property manager. A complete guest list is required for each reservation and will be provided to the property manager for their records.


IMPORTANT INFORMATION:

The following are deemed understood by the guest:

 
  • Although available upon request for an additional fee, daily housekeeping is not included in a standard reservation.
  • Most reservations require a minimum stay. Exceptions may be made upon request and are subject to property owner approval.
  • A cleaning fee is to be assessed on all reservations.
  • Pool heat is available at an additional cost of $30 per day plus tax, unless noted otherwise in the reservation process.
  • All minors are to be monitored by a responsible adult at all times, and especially near the pool, if applicable.
  • Check in is at 4:00 PM and check out is at 10:00 AM, unless otherwise noted.



RESPONSIBILITY: 

Tenant hereby assumes all risk of damage to any and all personal property of Landlord and Tenant, including household furniture and goods during such use and occupancy.

Tenant hereby assumes any and all risks associated with the foregoing and agrees to hold Landlord harmless from and indemnify Landlord against the same.



USE:

It is agreed that the Premises shall be used only for residential, vacationing purposes, no animals and for no other purpose whatsoever.
Tenant in his possession, use and occupancy of the Premises agrees to observe and comply with all restrictions, laws and ordinances affecting the Premises or occupancy thereof.

Tenant further agrees that no use shall be made of the Premises, or acts done which will increase the existing rate of insurance upon the Premises, or will cause a cancellation of any insurance policy covering the Premises.

Smoking is not permitted in any residence. A $500.00 minimum fee may be charged for ionization, if smoking inside the property is detected.

No pets of any kind are permitted in residences (with the exception of documented service animals). Any guest who is found to have a pet in their rental property will be required to vacate the property and will not be refunded any nights unused. The guest will also be  assessed an additional cleaning fee of up to $500.00 for a deep clean of the property after departure. Any damages that are a direct result of the pet will be held against security deposit as well. 

If you have a documented service animal, your property manager may require that updated vaccination records be provided. If this is required, you will be notified proper to arrival.


PACKAGE POLICY:

Unfortunately, Prestige Vacation Rentals is unable to accept packages on a guest’s behalf.                         
However, the specific property manager for your rental may be able to. Please keep in mind that some property managers will charge a fee per package delivered. Prestige Vacation Rentals has no control over any fee charged by a property manager. 


POOL/SPA DISCLAIMER/ASSUMPTION OF RISK:

There is no lifeguard on duty at a vacation rental. Persons using the pool and/or spa do so at their own risk and owners and management assume no responsibility for accident or injury. Many vacation rentals are equipped with pools and spas heated by an electric heat pump. 
Please understand that it is not possible to guarantee the temperature of the pool which to some degree is dependent on the local weather. Guests should note that electrically heated pumps will warm a pool on a Florida pool home to the operating temperature of 75-85 degrees Fahrenheit in 24-48 hours - depending upon the ambient air temperature. Electrical pool heaters utilize a heat exchange pump. If the outside temperature at your vacation home drops below 60 degrees Fahrenheit, then the pool heater will not operate effectively, and the pool will not be heated to the maximum 85°F. If the overnight temperature drops below 55 degrees, the pool may not be able to return to the operating temperature range during the following day. Guests should also note that spa pools provided on vacation homes with electric heat pumps are not hot-tubs, and are not always designed to heat higher than the temperature of the pool. All should note that pool heat cannot be guaranteed, as sometimes mechanical devices fail, or environmental factors will not allow the pools to be heated. Guests must notify the owner of failure of pool heat on the day of occurrence, so that the temperature or the equipment can be checked by personnel. Owners will do their best to keep it operational; however, they cannot guarantee its operation all or any of the time of occupancy. Renter(s) should inspect on arrival. Owners will not be responsible to clean the pool/ spa during Renter(s) stay; however normal maintenance of pool/spa service will be continued and Renter(s) must allow servicemen entry to pool area.




FORCE MAJEURE:

Prestige Vacation Rentals is aware there may be circumstances beyond our control (Force Majeure), in which a property may become unavailable for the reservation. In the event of Force Majeure, Prestige Vacation Rentals will put forth a reasonable effort to arrange alternative accommodation. If Prestige Vacation Rentalsis unable to arrange alternative accommodation of equal or greater conditions, we will refund payment of the reservation. Upon the relocation due to Force Majeure, the guest will return to the original property when the property is deemed available by the owner and property manager.

Examples of Force Majeure, but not limited to, include:

Destruction of the property, sale of the property, change in property management, water, gas, sewer leaks, fire damage, or other property damage

Act of God such as fire, explosions, natural disasters, drought, floods, etc.

Acts of violence, civil disobedience, riots, and hostilities

Prestige Vacation Rentals will work closely with rental property managers who will take all reasonable steps to prevent Force Majeure events and to provide alternative arrangements for the parties, or provide full refund if no suitable alternative accommodation can be found.



LIMITATION OF LIABILITY:

Prestige Vacation Rentalswill put forth all reasonable efforts to provide advice and safety information within the rental unit in the form of both verbal and written communication. It is the responsibility of each guest to ensure that all information and advice that has been provided is completely understood. Any information in addition to that provided can simply be requested by the guest for further explanation. In addition, Prestige Vacation Rentals states the following:

Prestige Vacation Rentals and / or said Property Owner and Property Manager do not accept any liability for the failure of any equipment at rented location, including but not limited to Kitchen Appliances, Heating / Cooling equipment, entertainment and electronics. The guest understands that this is a vacation home, and similar to a residence, misfortunes occur. Prestige Vacation Rentals expects the guest to notify the property management company of any situation immediately so that the situation is addressed as soon as possible.

The guest shall always be cautious and responsible of the whereabouts of their friends, family, acquaintances and guests while vacationing within the rental community. This includes near all bodies of water inclusive of the community pool, nearby lakes and conservations, and of course any private pool. A safety fence is provided at every pool home and is required to be put in place when not in use.

Prestige Vacation Rentals and / or said Property Owner and  Property Manager/ or said Community / Resort do not accept any liability for any lost of stolen items of a personal nature from the rented property during or after the guest stay and departure. If this is to occur, it is recommended that the guest call the appropriate local authority initially, followed by contacting the assigned property manager.

The guest understands the vacation community is a vacation resort for most and a homestead community for few. The guest agrees to conduct oneself in an appropriate manner at all times within the resort, including the rental unit and to abide by all resort and association rules, which are available within the Welcome Book. All guests are bound by these rules and if the Property Manager is required to be contacted by a neighboring unit, cooperative management company, resort staff or local authority, your Property Manager and Vacation Home Owner have the right to have any and all guest(s) at specified rental property removed without any form of compensation.

Property Managers and Owners provide monthly pest control prevention & services to homes as pests of all kinds thrive in Florida. Unfortunately this does not guarantee that a pest will not find its way inside the home from time to time. Should pests of any sort be seen in the home, the guest is to notify management immediately so that the pest control company can be dispatched to additionally treat the home if necessary.

Prestige Vacation Rentals is not responsible for any lost / damaged packages that are shipped to and held prior to guest arrival or shipped directly to the vacation home while occupied by the registered guest.
